Polished Concrete Maintenance and Cleaning

Owens Concrete Staining LLC will assist in determining the proper maintenance system for your finished floor. Simple cleaning and maintenance when done correctly are all that’s required for a long-lasting polished floor. If you require an example of how to clean the floor we can schedule an in-person training or provide you with video examples.


  • Floor walk-off mats at all entries and exits are highly recommended to limit the amount of outside dirt transferred to the floor. These mats will need to be cleaned regularly or as needed.
  • Never use bleach or any acidic/harsh chemicals on floors.

Helpful Tips and Tricks

We Recommend Using:

  • FGS Concrete Conditioner (follow product instructions on the product.) A product designed to clean and enhance polished concrete surfaces.


Daily Maintenance:

  • Dust mop floor with an untreated dust mop daily or as needed.
  • Spot mop heavily soiled areas. Make sure to clean up spills ASAP.


Weekly Maintenance:

  • Following the daily maintenance routine, you should employ an auto scrubber to clean: FGS Conditioner, a white pad or 3,000-grit maintenance pad. More frequently when required.


Annual Maintenance:

  • Use a 3,000-grit diamond impregnated pad on a propane or high-speed burnisher after your weekly cleaning is complete. This will restore shine and protection.

What You Should Avoid

Acidic Spills or Oil Saturation:

  • If these occur and create unrefined spots in the finish, contact OCS to remedy these areas.

3. PRODUCT DESCRIPTION

FGS CONCRETE CONDITIONER is a proprietary concrete cleaner and conditioner designed for the on-going maintenance of hardened polished concrete surfaces. This product is highly concentrated and contains state-of-the-art wetting and emulsifying agents.


Uses

  • FGS CONCRETE CONDITIONER is specifically manufactured to be used for maintenance of FGS PERMASHINE™ floors. FGS CONCRETE CONDITIONER is a mild, concentrated cleaner that contains a measured amount of chemical densifier to aid in maintaining the gloss of your FGS PERMASHINE floor. In addition to economically cleaning your floor, regular use of FGS CONCRETE CONDITIONER will help to restore slight, microscopic wear, called micro-pitting, that accompanies normal floor usage. Many cleaners leave a slight residue that over time may compromise the non-slip nature of the floor. For safety assurances, FGS CONCRETE CONDITIONER has been formulated to rinse clean and not affect the slip profile of your floor. Treated FGS PERMASHINE floors are certified by the National Floor Safety Institute (NFSI) as “High Traction.” This certification extends to polished concrete surfaces that have been treated with FGS HARDENER PLUS™ and continues when maintained with FGS CONCRETE CONDITIONER.

Shelf Life

  • Factory-sealed containers of this product are guaranteed to be of first quality for two (2) years from the date of the manufacture. Do not allow it to freeze.


Limitations

  • DO NOT use on carpet or painted wall surfaces
  • May be applied with a floor machine, mop, brush or pump-up sprayer
  • For commercial and industrial use only
  • Do not use aggressive abrasive pads or brushes
  • The use of black scrubbing pads or "nylo-grit" type brushes may dull the surface gloss
  • Wet mops work well on small floors or places where a mechanical scrubber will not fit

5. INSTALLATION

  • FGS CONCRETE CONDITIONER™ can be applied with a floor scrubber, brush, pump sprayer or simply a wet mop. Auto scrubber should be used on main aisle ways a minimum of three times per week and secondary aisles should be done one to two times per week. The frequency of washing will vary, as it may be necessary daily, weekly or less frequently depending on floor usage and age. Dilute as necessary for floor conditions. Normal dilution is 1-1.5 oz/gal (8-11 ml/L) of water. 


Soft scrubbing pads or soft brush attachments should be used when mechanically scrubbing your floor. A mechanical walk-behind or ride-on scrubber is often the most efficient and economical means of regularly cleaning floors.

8. MAINTENANCE

The long-term performance, appearance, and life expectancy of wear surface products are critically dependent upon a good routine maintenance program designed specifically for the installed wear surface type, traffic, and other conditions. Properly placed walk-off mats inside and outside will help increase the life of the floor. Some cleaning products and equipment or improper use of products can damage a worn surface appearance over time. Recommended maintenance program consists of frequent and thorough cleanings utilizing FGS CONCRETE CONDITIONER. The frequency of washing will vary, as it may be necessary daily, weekly or less frequently depending on floor usage and age. A mechanical walk-behind or ride-on scrubber is an efficient and economical means of regularly cleaning concrete floors. Only soft scrubbing or soft brush attachments should be used when mechanically scrubbing your floor. Do not use aggressive abrasive pads or brushes. floor protection guidelines

  1. Floor protection should not be taped to the finished floor (exception #5).
  2. Floor protection should always be placed up to framed walls that have not been finished yet.
  3. Should be left 3”-6” away from finished walls so trim can be placed. Floor protection should be cut away from areas that will have cabinets using a ram board cutting tool so there are no cuts in the finished floor sealer.
  4. Personnel should not have drinks and other items that can be spilled causing harm to the finished floor inside the work site.
  5. Painters need to mask the gap between the floor covering and the surface where they are painting, staining or sealing. Always use delicate surface masking tape. The best practice is to mask only what can be painted, stained or sealed in a 48-hour timeframe  and then remove the masking.
  6. The general contractor or owner is responsible for inspection of adherence to these floor protection guidelines to avoid costly repairs after work is completed.
